Why a square-foot price is only part of the story
Two rooms with similar floor area can require very different work. Wall area, ceiling height, stair access, trim, doors and the condition of existing paint all affect the scope. A single online price can leave out the very details that matter in your home.
Preparation changes the work involved
Small nail holes are different from extensive drywall repairs. Peeling paint, stains, glossy coatings and water damage may require specific preparation. Ask the contractor to explain which repairs and primer are included and which are excluded.
Colours, coats and coatings
A major colour change, a deep tone or a surface with uneven absorption can require a different coating plan. The paint product and finish also matter. Compare the specified surfaces and coating system, not simply the headline total.
Access and occupied spaces
Moving furniture, protecting finished floors, reaching stairwells and working around occupied rooms can change the logistics. Exterior work also involves material condition, access and suitable weather. Make these requirements part of the estimate conversation.
Compare proposals for the same scope
Check the rooms, surfaces, preparation, coatings, cleanup, schedule, exclusions and payment terms. A lower number may describe less work. Ask for clarification before choosing rather than assuming two estimates include the same finish.
