Replace a dated textured look with a smoother ceiling finish. Start with an in-home assessment so the ceiling condition, texture, testing needs and finishing scope are understood before work begins.

The ceiling’s age, texture, previous paint and condition affect the removal approach. Older materials may require professional asbestos testing before they are disturbed. We do not treat an unknown ceiling as automatically safe to scrape.
Removing texture can expose joints, repairs or imperfections underneath. The estimate should clarify the smoothing work, surface standard, primer and paint needed for the finish you want. Removal and a finished painted ceiling are different scopes.
Ceiling work affects the space below it. Discuss furniture, floor protection, dust management, lighting fixtures, access and the sequence of rooms. Planning these details helps you understand what the project will involve in your home.
Unpainted texture may respond differently from a ceiling that has been sealed with latex or oil-based paint. Previous coatings can make removal and smoothing more involved, while the underlying joints and repairs determine the finishing work. A visual assessment helps define scope, but appearance cannot prove the material is asbestos-free. Testing needs come before disturbance.
Agree a protection plan before work starts: suitable floor covering, furniture placement and protection, safe access routes, fixtures and containment where needed. Extraction-assisted sanding can reduce sanding dust, but no method guarantees that all dust is eliminated. Discuss ventilation, cleanup and how work areas are separated from occupied rooms. Dust-control equipment is not a substitute for asbestos assessment or regulated procedures.
The proposal should distinguish texture removal from a finished ceiling. Our planning sequence is assessment and protection, a suitable removal or smoothing approach, repairs and skim coating as required, sanding, primer, painting and final cleanup. The material condition and agreed finish determine the actual stages. Do not assume the same number of skim coats or the same timeline suits every ceiling.
Area, ceiling height, previous paint, substrate condition, repairs, drying between stages and whether rooms are occupied affect duration. Share your timing goal, then ask for a schedule tied to the assessed scope. Testing or specialist work, if needed, must be resolved before the removal schedule is confirmed.
No rate, completion date or appointment is confirmed by submitting a request. Your estimate defines the work for your actual home.

Tell us whether you want removal only or a completed smooth, primed and painted ceiling. The written estimate will define what is included.
Previously painted texture may require a different approach. An in-home assessment is needed before recommending removal or another finishing method.
